The technical maintenance services are mainly intended for ensuring optimum operation of systems in buildings. This has the effect of extending the life cycle of the equipment serving buildings. Preventive maintenance and Emergency Technical Intervention have an important place in the activity of BMF GRUP. Depending on the specific characteristics of the activity of our customers, BMF GRUP provides dedicated maintenance packages:

Predictive maintenance

An essential aspect in the management decisions is considering the forecast of costs, which is why we regularly generate diagnosis reports on the equipment. Most of the predictive maintenance inspections shall be carried out while the equipment is in operation (daily routine), thus minimizing disruptions in the normal operations of the system.

Preventive maintenance

Preventive Maintenance consists of two components:
Monitoring situation (actions that detect damages): Visual and ultrasound inspections;  

Preventive maintenance (actions that prevent damages): Adjustment, balance, lubrication, alignment, etc. 

Our teams operate in accordance with the specialized technical documentation, offering the Beneficiary all information relating to the functionality of systems and the condition of equipment. The reduction of operational risks, spent time, reducing costs with facilities and support services, call center 24/7.

Proactive maintenance

An efficient program of proactive maintenance finally leads to an exact plan of action, implemented in good time. Proactive maintenance is an effective way to reduce the times of operation of the plant from the total time of maintenance, by increasing the reliability of equipment and their time of correct operation.

The statistical data on the history of preventive and predictive maintenance programs ensure the development of proactive maintenance equations, using efficiently the information on the evolution in time or documented history for each cost center.

Carrying out all the necessary modifications in the operating and maintenance, affects the correct operation of the equipment in question.

Corrective maintenance

We ensure the correlation between the corrective maintenance and the preventive and predictive maintenance program, in order to reduce unnecessary stops of equipment and implicitly the decrease in costs.

This activity consists in performing repairs, restoration or replacement of components of equipment, sub-assemblies or repair of the ceilings and floors. The history of equipment must be exact in order to be useful and efficient in the framework of MPA program.

Specialized revisions

The BMF GRUP teams perform the specialized service in accordance with the Romanian Technical Norms and Regulations in force, in accordance with the legal rules and the internal directives of the Beneficiary and also according to the manufacturing instructions and supplier’s instructions, in such a way as to ensure the proper functioning of the equipment.

The revisions include, but are not limited to:

  • Revision of fire-fighting equipment including sprinklers, hydrants, pumps, etc.;
  • Revision of the electrical installation, including general panel, thermal scanning, PRAM;
  • Revision of the gas supply installation, thermal plants;
  • Revision of the air conditioning and ventilation systems.
